Vistry Group has reached a key milestone in its partnership with Lambeth Council by signing a development agreement for the redevelopment of the Denby Court estate in Kennington. The project is the first site to move forward under Lambeth’s New Homes Hexagon (NHX) programme, a long-term regeneration initiative aimed at increasing the supply of high-quality, genuinely affordable homes across the borough.
The Denby Court scheme will deliver a total of 141 new homes, designed to reflect a balanced mixed-tenure approach. Fifty per cent of the homes will be affordable, with a strong emphasis on social rent. Around 70% of the affordable provision will be allocated for social rent, helping to address acute housing need and offering secure, long-term accommodation for local families.
Vistry has now begun preparatory work on a planning application for the site. Subject to securing consent, construction is expected to commence in 2027. The development will focus not only on increasing housing supply but also on creating a well-designed, sustainable neighbourhood that integrates with the existing community in Kennington.
The Denby Court agreement builds on a wider strategic partnership agreed earlier this year between Vistry and Lambeth Council. Through this collaboration, the partners aim to deliver approximately 500 new homes and two new community hubs across six sites in the borough. Planning and design work for the remaining five locations is already progressing, signalling strong momentum behind Lambeth’s regeneration ambitions.
Rob Wilkinson, Managing Director at Vistry South London, described the agreement as a significant first step. He highlighted the shared commitment to delivering inclusive, high-quality homes that respond directly to local needs. Wilkinson also emphasised the importance of resident engagement, noting that collaboration with communities and stakeholders will be central to creating places that deliver long-term social value as well as environmental sustainability.
From the council’s perspective, the scheme aligns closely with its housing priorities. Councillor Danny Adilypour, Lambeth’s Deputy Leader and Cabinet Member for Housing, Investment and New Homes, said the partnership is focused on accelerating the delivery of social and affordable housing for borough residents. He added that the early progress at Denby Court demonstrates Lambeth’s determination to bring forward new homes quickly, with the project alone expected to provide 141 much-needed homes, including 65 social and affordable units.
Together, Vistry and Lambeth Council see the Denby Court redevelopment as a blueprint for future mixed-tenure regeneration, combining housing growth with social impact across London.
