Vistry Group secures sites for 3500 new homes in South Worcester & Bury St Edmunds

With the completion of contracts on two historic sites in South Worcester and Bury St Edmunds, Vistry Group, the UK’s top supplier of mixed-tenure housing, has taken a major step forward in its partnership-led strategy. More than 3,500 high-quality new houses will be built as a result of these significant land purchases, which will supply the UK’s limited housing market and specifically address the severe lack of affordable housing in the nation.

The twin projects underscore Vistry’s ability to deliver large-scale, sustainable communities by leveraging its integrated operating model, which combines its retail housebuilding brands with its partnership-focused delivery division and internal manufacturing capabilities.

The most substantial of the two sites is the Hopfields development in South Worcester, which benefits from outline planning consent for a vibrant mixed-use community. Vistry is set to deliver over 2,000 new homes here, with the scheme masterplan including a local centre and up to 2,204 total residences.

Critically, 20% of the homes are designated as affordable housing, demonstrating a clear commitment to social value. Vistry’s unique partnership-led approach ensures that the majority of these properties are pre-sold:

A key component of the Hopfields delivery will be the use of timber frames manufactured by Vistry Works, the company’s internal manufacturing division. This modern method of construction not only supports sustainability goals by using a renewable resource but also drives build efficiency and quality control.

The second contract sees Vistry secure a significant 194-acre site to the northeast of Bury St Edmunds, Suffolk. This project will deliver more than 1,300 new homes as part of one of the region’s largest sustainable urban extensions (SUEs).

The masterplan for this site is comprehensive, including up to 1,375 new homes, a new primary school, commercial space, a local centre, and an extensive country park. Emphasizing social contribution, a minimum of 30% of the new homes are designated as affordable, a higher proportion than the Worcester site, reflecting local planning requirements and the area’s specific housing needs.

The scheme already benefits from hybrid planning permission from West Suffolk District Council for the full 1,375 units and community facilities, with reserved matters consent already secured for 287 homes. This major, decade-long phased project represents a substantial investment in the future of Bury St Edmunds and is expected to provide a significant boost to the area’s economic growth.

The completion of these two major land deals highlights the commercial and strategic strength of Vistry’s Partnerships Model. The company’s Executive Chair (North, South Midlands and East Division), James Warrington, emphasized the model’s importance in addressing the national housing crisis.

“Large sites such as these demonstrate our long-term commitment to building more mixed-tenure homes at scale, helping to meet the acute shortage of affordable homes across the country,” said Warrington. “Thanks to the unique strengths of Vistry, we can make use of our retail brands… as well as taking advantage of the timber frame manufacturing capabilities of Vistry Works.”

This vertically integrated model and pre-selling strategy are key differentiators. By securing guaranteed revenue and demand from partner organisations—including Registered Providers, Local Authorities, and PRS funds—Vistry can maintain a consistent build rate and deliver larger, more complex developments at pace, irrespective of fluctuations in the open market. This allows for the simultaneous delivery of homes across all tenures: private sale, shared ownership, social rent, and market rent, fostering genuinely sustainable communities from the outset.

Both the Hopfields and Bury St Edmunds developments are designed with a focus on creating sustainable communities that extend beyond just housing units. The inclusion of new schools, local centres, commercial spaces, and substantial green spaces (such as the country park in Bury St Edmunds) ensures that the developments will function as thriving, self-sufficient neighbourhoods.

The success of these contract completions was supported by specialist consultants, with Vistry extending thanks to Savills for their work on the Bury St Edmunds contracts, and Fisher German and Arc Chartered Surveyors for their support on the land acquisition at Hopfields.

As the UK government continues to seek solutions to the decades-long housing shortage, Vistry’s ability to secure and rapidly advance large-scale, mixed-tenure sites through its partnership model is positioning the Group as a crucial national delivery partner for both private and affordable housing supply.
