The critical need for purpose-built, affordable housing for the UK’s rapidly aging population received a significant boost with the announcement that Vistry Group, the nation’s largest mixed-tenure home provider, has been given the go-ahead to begin construction on a crucial third phase of regeneration in Chesterton, Newcastle-under-Lyme.
In a robust partnership with Aspire Housing, Vistry North Midlands is set to deliver 39 high-quality social rental homes specifically designed for residents aged over 55. This project not only addresses the local housing shortage but also highlights a positive trend in the industry toward prioritizing the supported living sector, which currently faces a substantial undersupply across the UK.
The new development on Cross Street will feature a diverse housing mix to cater to a range of mobility and living needs: 23 modern apartments, eight accessible bungalows, and eight spacious maisonettes.
The collaboration between Vistry Group and Aspire Housing underscores the effectiveness of the Partnerships model in accelerating the delivery of essential social infrastructure. Vistry, leveraging its scale and expertise, is working closely with Aspire, a key provider of social housing and support services in the Staffordshire and Cheshire regions, on the broader £20 million Chesterton regeneration programme.
Dave Bradley, Managing Director of Vistry North Midlands, expressed enthusiasm for the project’s local impact. “I am delighted we’ve been given the green light to start work on the 39 high-quality new homes in Newcastle-under-Lyme,” said Bradley. “This marks a significant step forward in bringing much-needed affordable housing for those in their later years to the area, creating a vibrant and sustainable community. We look forward to working with Aspire to bring this development to life and provide homes that cater to the needs of local people.”
The focus on delivering high-quality, age-appropriate accommodation directly contributes to the government’s wider agenda of enabling older people to age in place, with security and dignity, within their established communities.
The 39-home development represents Phase Three of Aspire Housing’s expansive Cross Street regeneration, a multi-year project focused on transforming the local housing offer with modern, energy-efficient, and affordable options.
Dan Gray, Executive Director of Place at Aspire Housing, emphasised the long-term commitment to the area. “We are exceptionally proud to begin work on the next stage of our Chesterton regeneration, investing £20 million into the local area,” he stated. “This third phase of the regeneration programme builds upon the exciting journey we started in 2018, when we first met with residents and put forward plans to transform the housing offer in the area.”
The regeneration timeline demonstrates steady progress:
- Phase One: Completed in 2022, introducing nine new bungalows to the site.
- Phase Two: Currently underway, will deliver an additional 43 homes.
- Phase Three: The new development of 39 over-55 social rental homes, bringing the total number of modern, sustainable homes delivered as part of the overall Chesterton masterplan to 91 units.
This incremental approach to development allows for sustained investment and a carefully managed transition for existing and new residents, ensuring the community continues to grow and thrive.
The realisation of this major affordable housing scheme is significantly supported by strategic external funding, highlighting the government’s commitment to addressing the housing crisis outside of major metropolitan centres. Aspire Housing specifically acknowledged the vital contributions of Homes England (the government’s housing and regeneration agency, which funds new social and affordable homes) and the Newcastle Town Deal initiative.
The Newcastle Town Deal is part of the UK government’s broader Levelling Up agenda, providing investment for regeneration and economic growth in smaller towns. This multi-layered funding structure is essential for delivering social rental homes, which are priced based on government-set formulas and are crucial for households whose needs cannot be met by the private market.
With construction for the third phase set to commence in the coming weeks, the partnership anticipates the completion of all 39 homes by the end of 2026. This milestone will mark a pivotal point in the Chesterton regeneration, providing a robust, sustainable, and high-quality housing solution for one of the UK’s most vulnerable and fastest-growing demographics.
