As the timber construction industry undergoes structural shifts, companies are broadening their horizons beyond single-family home construction, venturing into multi-story buildings, modular timber projects, and most notably, serial refurbishment. The market’s increasing focus on sustainability, energy efficiency, and value preservation has sparked interest in serial renovation among timber construction firms. In an interview, Matthias Schlosser, Managing Director of the ZimmerMeisterHaus (ZMH) Group, and Dr. Stefan Bockel, Head of Product Management at WEINMANN, shared their insights on how timber construction companies are shaping the future of serial refurbishment.

Market Shifts and New Opportunities

The ZimmerMeisterHaus Group, composed of around 100 German timber construction companies, has been a key player in promoting timber house construction since its founding in 1987. Schlosser notes that ZMH has been instrumental in shifting industry trends, helping members diversify their portfolios and strengthen their market presence in new sectors, including serial refurbishment.

“Timber construction has evolved significantly,” said Schlosser. “We now focus on multi-story buildings and modular timber projects, while serial refurbishment is an exciting area for our members. The opportunities are immense, especially as customers are increasingly aware of timber’s benefits in terms of sustainability and energy efficiency.”

Serial Refurbishment: Efficiency and Value Preservation

Serial refurbishment, the process of renovating buildings with prefabricated elements, has become a focal point for timber companies. According to Schlosser, serial renovation not only boosts energy efficiency but also enhances the overall value of existing structures. “A ‘house-in-house’ solution, for instance, offers far better quality than simple thermal insulation. It’s quicker, more efficient, and preserves the building’s value,” Schlosser explained.

Bockel highlighted the economic benefits, noting that serial refurbishment is also attracting attention from banks and investors. “From a financial standpoint, it’s crucial to assess whether refurbishment increases a building’s value or is merely for maintenance,” he said.

Automation and Digitalization Driving Growth

Automation and digital technologies are key drivers in the serial refurbishment sector. Bockel emphasized the importance of CNC (computer numerical control) machining in ensuring high-quality prefabrication and efficient project execution. “The same technology used in new buildings can be applied to serial refurbishment, expanding companies’ portfolios and optimizing their systems,” he added.

Schlosser agreed, noting that digital integration is essential for handling larger orders in serial renovation. “Digital recording of buildings is critical for efficiency. Some companies manage this in-house, while others collaborate with partners,” he said.

Overcoming Industry Challenges

While the prospects for serial refurbishment are promising, timber construction companies face several challenges. One significant hurdle is the need for specialized skills to implement serial renovation projects. Schlosser pointed out that companies must be well-versed in project management, construction site communication, and digital technologies to succeed in this sector.

Another challenge lies in navigating the varying building regulations across Germany’s federal states. Schlosser expressed hope that these regulations will be standardized in the future, reducing bureaucracy and streamlining processes.

A Growing Market with Long-Term Potential

Both Schlosser and Bockel are optimistic about the future of serial refurbishment in the timber construction industry. “The market for energy-efficient renovation of older buildings is growing rapidly, and timber’s appeal as a renewable resource is stronger than ever,” said Schlosser.

Bockel predicted further growth, particularly in small and medium-sized renovation projects. “This segment is set to expand, with woodworking shops and specialized industrial companies capitalizing on the demand for sustainable construction,” he said.
