In the heart of Berlin-Neukölln, a visionary housing project is underway, setting a new benchmark for sustainable living. The Greenfields Buckow Generational Quarter, being built on a 16-hectare former agricultural site, is a pioneering initiative focused on affordable, environmentally-conscious housing solutions. A total of 3,780 m³ of CLT will be used across the project, significantly contributing to CO2 reduction efforts. As trees absorb CO2 during their growth, the timber in this construction will sequester around 2,900 tons of CO2 over its lifetime. This is equivalent to the annual emissions of 320 average German households, effectively offsetting the carbon footprint of the 106 households for up to three years. This innovative use of CLT highlights the building’s role in mitigating climate change while creating eco-friendly living spaces.

Buildings Designed with Purpose and Sustainability

The Greenfields Buckow project consists of five buildings, each with its own unique features. Building 1, a five-story structure, includes both residential and commercial spaces, with a basement and retail space on the ground floor. The upper levels house four residential units per floor, with a variety of apartment sizes, all featuring barrier-free balconies or terraces.

Building 2 consists of four-story residential structures, each connected by solid wood staircases. The ground floor features commercial spaces, with the upper floors dedicated to residential units, including affordable housing. Building 3, also four stories, will feature two buildings with external staircases leading to a central arcade. This space will house two-bedroom apartments with private patios and communal balconies, offering both privacy and community access.

Buildings 4 and 5 continue the theme of sustainable design with barrier-free apartments, large terraces, and the use of timber and CLT for structural integrity. A notable feature of these buildings is the use of solid wood internal staircases and an eco-friendly design that prioritises energy efficiency.

The Greenfields Buckow project benefits from the cutting-edge b_solution system by Binderholz, a unique construction method that utilises prefabricated solid wood components. This system enables fast, clean, and quiet assembly, with minimal construction waste. One of its key advantages is that it can also be dismantled when no longer needed, with individual components easily recovered, reused, or recycled. This approach significantly reduces the environmental impact of the construction process.

The b_solution system is not just about building with sustainable materials; it’s about creating a circular economy. The solid wood BBS (cross-laminated timber) elements used in the construction can be reused in future projects, reducing waste. If reuse is not possible, the materials can be recycled into wood-based products like chipboard, or even used in controlled combustion, releasing the stored carbon back into the atmosphere, which is later absorbed by growing trees—a natural carbon cycle.

Energy and Environmental Benefits of Cross-Laminated Timber

The use of CLT in the Greenfields Buckow project also provides significant energy benefits. Each cubic meter of CLT stores about 1,800 kWh of heat energy. In total, the project will store approximately 6.9 million kWh of heat energy, which is enough to meet the building’s heating needs for about 25 years. This stored energy is a form of solar energy, originally absorbed by the trees as they grew. It demonstrates the dual benefits of CLT: as a stable and sustainable building material and as a long-term energy storage solution.
