The landscape of North West Crewe is undergoing a rapid transformation as Vistry Group, the UK’s leading provider of mixed-tenure housing, and affordable housing provider Plus Dane Housing report significant construction milestones at the Leighton West development. Since breaking ground on November 4, 2024, the project has demonstrated the efficiency of Modern Methods of Construction (MMC). Of the 116 homes planned for the initial phase, 26 timber frames are already in production. This rapid start highlights Vistry’s strategic shift toward factory-built solutions, utilizing their “Vistry Works” facilities to bypass traditional on-site delays and meet the urgent demand for local housing.
The Leighton West scheme is a cornerstone of the Cheshire East Local Plan, situated strategically near Leighton Hospital and major employers like Bentley Motors. The total masterplan for the area encompasses 791 new homes, with Vistry responsible for delivering 408 units.
In a move to address the region’s acute housing needs, Vistry has partnered with Plus Dane Housing to forward-sell 208 of these homes. The tenure split for the Plus Dane allocation is designed to support a wide range of residents:
The remaining 200 homes under Vistry’s remit will be brought to market through its retail brands, Linden Homes and Bovis Homes, ensuring a diverse, multi-tenure community.
The project’s momentum is further bolstered by financial backing from Homes England. The government’s housing and regeneration agency has officially confirmed funding for Parcel E and provided provisional support for Parcel H.
This investment is part of a broader national push to accelerate large-scale housing sites. Recently, Homes England and Vistry Group strengthened their ties through the “Hestia” joint venture, a £150 million initiative aimed at delivering high-quality, mixed-tenure communities across the UK.
“Leighton West will not only address the local demand for high-quality housing but will also deliver a host of community benefits—from green spaces to new commercial and educational facilities,” said Matthew Parkes, Managing Director of Vistry Manchester and Cheshire East.
The Leighton West development is designed as a “sustainable neighbourhood,” moving beyond simple residential units to include comprehensive infrastructure and lifestyle amenities. The project will contribute over £6 million (with specific allocations totaling approximately £5.6m to £6m depending on final s106 triggers) toward local services, including:
