Constructing durable, high-quality homes on the shifting sands of New Zealand’s Kāpiti Coast demands a careful balance between engineering resilience and architectural sensitivity. The recently completed Arapipi Residence in Peka Peka demonstrates how engineered timber can meet these challenges head-on, delivering a structure that responds to its rugged coastal setting while achieving a refined, design-led outcome.
The project brought together MCooper Architects, Slate Construction, AMX Structures, and engineered timber supplier Techlam, whose collaboration proved essential in navigating the site’s environmental and structural complexities. Positioned among coastal dunes and exposed to salt-laden air, the site required materials capable of long-term performance without compromising the homeowners’ vision for a warm, contemporary retreat.
From the outset, the project presented several technical challenges. The sandy substrate demanded a carefully engineered foundation solution, while the architectural concept centred on a bold feature gable designed to act as a visual anchor for the home. This element needed to provide structural integrity, withstand harsh coastal conditions, and remain visually flawless as an exposed architectural feature.
To achieve this, Techlam was selected to supply a pre-engineered structural timber package, including GL8 glulam feature trusses. The trusses, comprising a 240 x 88 mm top chord and beam with matching webs, were designed to replace conventional steel components. In coastal environments, steel can be vulnerable to corrosion and difficult to handle on constrained sites, making engineered timber an increasingly attractive alternative.
For Jonte Walton, Quantity Surveyor at Slate Construction, the decision to use glulam delivered immediate benefits during construction. He noted that engineered timber offered the required strength and stability without the weight and handling challenges typically associated with steel. On a dune site where access and logistics were critical considerations, lighter structural components significantly reduced complexity.
Equally important was the precision of the prefabricated system. Techlam’s off-site manufacturing process ensured that all components were produced to exact specifications before delivery. As a result, the truss arrived on site ready for installation, eliminating the need for on-site adjustments or rework. This level of accuracy contributed to a smoother build programme and reduced the risk of delays.
The prefabricated approach also improved overall efficiency. Rather than assembling complex geometry on site, builders were able to install the truss system quickly and confidently. This streamlined process not only saved time but also reduced labour intensity and improved safety on a challenging site.
While performance was a key driver, the Arapipi Residence is ultimately a design-led home. The interior features a restrained material palette that emphasises texture, natural light, and coastal tones. The exposed glulam truss, finished to a high standard and connected using white powder-coated stainless steel plates, plays a central role in the home’s visual identity.
The quality of the timber finish proved critical. According to Walton, the installed glulam exceeded expectations, arriving clean, consistent, and virtually free of defects. This reduced preparation work for painters and ensured the structure delivered the intended architectural impact. Rather than being concealed, the truss has become a defining feature of the interior space.
The homeowners, who were closely involved throughout the design and construction process, embraced the decision to showcase the structure. Their hands-on approach to material selection and finishes reinforced the importance of visual quality alongside structural performance, and the outcome validated the choice of engineered timber.
A key factor in the project’s success was early engagement and clear communication between all parties. From initial design development through to fabrication and delivery, close coordination ensured that technical challenges were resolved well before construction began. This proactive approach minimised risk and enabled a seamless transition from design intent to built reality.
Walton highlighted the reliability of the process and the value of working with an experienced engineered timber supplier, noting that clear, responsive communication helped keep the project on track.
The Arapipi Residence stands as a compelling example of how engineered timber systems can excel in coastal residential construction. By combining durability, prefabrication, and architectural quality, the project demonstrates the growing role of glulam and other engineered timber products in delivering high-performance homes in demanding environments.
