A landmark residential development on Matlock Road in Derbyshire has benefited from the products of Glidevale Protect, a pioneer in the UK building materials industry. Nine custom, four-bedroom homes are being built as part of the project, which highlights the value of a well-coordinated approach to the building envelope in order to increase energy efficiency in contemporary residential construction.

Developed by Oakworth Construction for AG Properties (UK) Ltd, the development highlights a strong commitment to sustainable construction practices. Set in the scenic Derbyshire countryside, the homes are being built using precision-engineered offsite construction techniques at Oakworth Timber Engineering’s factory in Sheffield. This method not only enhances the thermal performance of the buildings but also plays a critical role in reducing carbon emissions, demonstrating how modern construction methods can deliver high energy performance.

One of the key innovations in this project is the use of pre-insulated panels produced off-site at Oakworth’s Sheffield factory. These panels are part of the company’s Varytherm timber frame system, which is designed to ensure exceptional thermal efficiency in the completed homes. By utilising advanced off-site manufacturing, the homes benefit from greater precision and reduced construction time, while the integrated materials help to optimise their overall energy performance.

The building’s thermal efficiency is further enhanced by Protect TF200 Thermo, a high-performance reflective external wall breather membrane provided by Glidevale Protect. This product has been incorporated into the timber frame system to improve both thermal performance and energy efficiency. The TF200 Thermo membrane helps to prevent heat loss through the walls, ensuring that the homes maintain a comfortable internal temperature and reduce reliance on heating systems.

Additionally, Protect TF200, a non-reflective breather membrane, has been applied to the spandrel panels. This application offers weather protection during the construction phase and helps to reduce the risk of interstitial condensation, which can lead to structural issues or dampness in the building. These advanced materials contribute to sustainable, low-carbon construction, addressing the demand for homes that are not only energy-efficient but also built to stand the test of time.

Fabric-first approach to achieving low U-values

The new homes are being constructed following a fabric-first approach, focusing on improving the building’s fabric (structure and materials) to deliver exceptionally low U-values. U-values are a key measure of heat loss, and lower U-values mean better insulation and energy efficiency. With the integration of Protect TF200 Thermo, the homes on Matlock Road achieve a through-wall U-value of 0.16 W/m²K, well below typical industry standards. This low U-value ensures that the homes will have strong thermal resistance, minimising heat loss and maximizing energy conservation.

In addition to the wall membranes, Protect VP200, a high-performance vapour-permeable pitched roofing underlay, has been used across all roofs of the development. This underlay reduces the risk of condensation in the roof space, an issue that can lead to dampness and structural damage over time. The installation of Protect VP200 complies with BS 5250, the British Standard for moisture control in buildings, further enhancing the home’s resilience and long-term performance.

Offsite construction, or modular building, is gaining significant traction as an innovative solution for building homes faster and more sustainably. By manufacturing components like wall panels, roofs, and floors in a factory setting, off-site construction allows for greater control over the quality and energy efficiency of the materials used. This method also significantly reduces waste and emissions compared to traditional onsite construction, making it a crucial tool in the push toward net-zero housing.

In the case of this Derbyshire development, the use of pre-insulated panels and high-performance membranes like Protect TF200 and VP200 contributes to a more sustainable building process, reducing both the carbon footprint and construction time. This approach is in line with the growing demand for homes that meet high standards of energy efficiency and sustainability, in response to stricter government regulations and the push toward greener building practices.
