Scotframe-housing

The transition from the care system to independent adulthood is a precarious period for young people across the UK. Often, without the family support networks their peers rely on, care leavers face what many charities call a “cliff edge” of reduced support as they turn 18. Tragically, this lack of support often translates into a housing crisis: government figures show thousands of young people aged 18-20 who were care leavers have been threatened with or experienced homelessness. Recent statistics indicate that more than one in ten care leavers in this age group experience homelessness, highlighting a critical and growing need for secure, supported accommodation.

It is this profound need that drove the inception of Barnardo’s Gap Homes programme—an initiative designed not just to provide shelter, but to create safe, stable, and empowering environments. The program aims to bridge the gap between being in care and successfully navigating independent living, offering a vital stepping stone for vulnerable young adults.

Scotframe and Barnardo’s: A shared vision for a better home

The Gap Homes development in Stirling, Scotland, is a shining example of this vision brought to life, backed by the wider commitment of the Saint-Gobain organisation to Barnardo’s mission. Scotframe, a specialist in timber frame solutions and a Saint-Gobain brand, embraced the project, viewing it as a tangible way to fulfill Saint-Gobain’s purpose: ‘Making the World a Better Home.’

The development comprises five purposefully designed units. Critically, four of these units contain individual apartments, providing young care leavers with the experience of independent living in a self-contained space. The remaining unit serves as an essential, dedicated on-site staff facility, ensuring that 24/7, trauma-informed support, counselling, and life-skills coaching are always accessible to the young residents. This cluster model is intentional, fostering a sense of community while maintaining personal boundaries—a key driver in the architectural brief.

Scotframe’s involvement was a testament to the benefits of modern methods of construction (MMC) in delivering high-quality, affordable housing projects with strict deadlines. The fundamental challenge was to build homes that were affordable, sustainable, and highly energy-efficient—critical factors for long-term comfort and reduced living costs for young residents on tight budgets.

The solution came in the form of Scotframe’s advanced Valutherm+ closed-panel timber frame kits.

The structural quality was even noted by the on-site contractors, who praised the Valutherm+ system as one of the best they had worked with, highlighting the precision and ease of construction that comes with a high-calibre timber frame.

A futuristic housing model

The successful completion of the Stirling Gap Homes is a crucial step in Barnardo’s broader national programme. It builds upon the success of existing Gap Homes in Renfrewshire and Essex, with a clear plan to expand the network to more locations across the UK. The goal is to provide 50 Gap Homes over the next five years—a much-needed investment in the future of young care leavers.

For Scotframe and Saint-Gobain, the project transcends a standard commercial partnership. It underscores the practical application of their construction expertise to tackle a pressing social issue, demonstrating that high-quality, sustainable, and rapid construction solutions can be a powerful tool in creating positive social change.

By providing the structural foundation for these homes—safe, secure, and cost-effective places to live—Scotframe has contributed directly to a mission that gives young care leavers the stability they need to find employment, continue their education, and, ultimately, thrive independently. The collaboration proves that through industry partnership and innovative building methods, the challenge of youth homelessness can be addressed, one quality, energy-efficient home at a time.
